Central oregon is all about lifestyles… the lifestyle of loving the outdoors, enjoying all there is to see and do. Living a life that most only dream about and few take the opportunity to visit on vacation. It is often said that living in Central oregon is like living on vacation everyday. River Meadows is a great subdivision that is located in what we call Three Rivers South which is South of Sunriver and North of La Pine. The CC&Rs mirror those of Sunriver, and the community has a lot in common with Sunriver. The Big Deschutes River flows to the east, there are bike paths, and a pool and hot tub just like Sunriver. The two biggest differences are prices and commercial space. River Meadows is a community of second and primary homes, where Sunriver is a resort. River Meadows offers a great place to have your vacation home for those that want to escape the hustle and bustle of a resort community. River Meadows is a quiet area full of wildlife and enjoyed by those that have taken this opportunity. Texas - My home Away From home - I Miss You
My phone started ringing last night with family members calling.  First my dad called, he wanted me to know he missed me and understood why I am not there, but the lighting bugs are flying and they are my calling card.  Then my sister Stacy called to say they were going to play poker and wished I was there.  Then Sheila called she had been Cat fishing which I love and agin she wished I was there. You see, up until about 4 years ago I had never seen my dad or a lighting bug and did not know I had 3 other sisters.  We celebrate our finding eachother every May.  May of 2004 was the first time I laid eyes on Texas and the first time I met my Texas family.  Since then every April or May and again in the fall I visit.  We catch up tell stories that many others have heard time and time again but they are totally new to me and mine to them. I generally am there for Mother’s Day - and tomorrow is Mother’s Day - and I am in oregon.  Oh how I want to be in Texas - I want to see the lighting bugs, hug my sisters - play poker with my brother in law and just hang out with the family. This year with Mike being down, oregon will have to do… maybe in the fall but I don’t want to get my hopes up. One of the great things about ActiveRain is I can always get a taste of Texas - have you noticed the great agents we have in Texas that are ActiveRain members.  Not sure where these guys were when I was thinking of moving to Texas… but sure glad I know them now - because if I did make that decision I know where to find a good agent. Thanks all you Texas folks for giving me a slice of my home away from home.

Can You Build Your Dream home - Where You Want To?
You found the perfect Central oregon Lot, you have your REALTOR® write the offer and you are excited to know that someday your dream home will be located right there amongst the trees. Wait one minute…. does this lot have any restrictions on where you can build?  Many times you will find that there restrictions on where you can build.  Some examples are wild life easements, solar easements and setbacks to mention just a few. Recently I sold a lot that was perfect for my buyers, as the preliminary title report came in we found there were two different plat maps, showing 2 different building envelopes.  This posed a huge problem, we had a contingency to protect the buyer - the buyer was to approve or disapprove of the building envelope.  The County had the CC&Rs on file but they also showed the preliminary plat map not the recorded plat map.  The land had been surveyed, however the building envelope markers had been knocked down by snow.  We could not approve the building envelope until the title company or the developer could produce the correct map and have the corners of the building envelope remarked. As luck would have it, the building envelope on the final plat was exactly what the buyer and myself thought they were.  Buyer’s before you write your offer to purchase Central oregon real estate be it land or a home, be sure your agent knows how to protect you.  You need to know exactly what you are buying… and what you can do with it. With the real estate Market getting tighter and tighter, I am seeing agents step out of their “normal” areas and represent buyers and sellers in areas they know nothing about.  real estate is LOCAL - use a Local agent - you will benefit in the end.

Sellers - Now is the Time To Make Your Property Sparkle
Spring is finally really here in Central oregon and the buyers are starting to mill about.  Have you ever noticed that your property can be perfectly clean when the snow flies but when the snow melts there is trash here and there?               With Buyers starting to make appointments, write offers and make plans to move it is time you make your property be the best it can be. Get the irrigation up and running, everything needs water to be clean and healthy - plant some great spring flowers and get out there and enjoy the day.   This old timer has a great idea for packing out his supplies to the field - This old Willy was just too cute for me not to stop and say hi.   We are starting to see some of the beauty of spring come out such as the wild flowers and the deer.
